Purchasing a rural property is a big investment


We want to ensure that you have all the necessary information to make an informed decision.

There are differences between a rural property besides just your new location. In addition to the home itself, you will find it necessary to know how the built location can affect the home, the functionality of the septic system and water potability.​

Septic inspections are a part of your rural home inspection; for this reason we work only with AOWMA septic inspectors and the service is performed together during our one visit. It is very important to know a septic system can not be inspected without a vacuum truck on site and the tank emptied, filled and tested.

In addition we also include a basic potability test on water if a cistern or well is present.

Buying a home can be a huge risk to your safety and your investment. Why not reduce the risk by getting a home inspection from the professionals.

 

What do we offer? We will do a thorough home inspection. Site and reporting time is on average 4 hours. Your report will include pictures, notes, supporting documentation and recommendations for any possible issues that might arise. We prefer to do the home inspection with you present or we can deliver your finished report to you by email for your convenience.

Make sure your “offer to purchase” a home includes a condition “pending the results of a home inspection”.

 

Certified Admirable Inspection Services Inspector will:

  • Evaluate the physical condition: of the structure, construction and mechanical systems
  • Identify items that should be repaired or replaced
  • Recommend qualified professionals to inspect or repair

 

The Septic Service:

  • 1. Open Septic lids do a visual inspection
  • 2. Determine where system discharge is located
  • 3. Go into house and run water to introduce enough water from 60 to 100 gallons so the septic system goes into operation
  • 4. As the system is filling we are at the tank to see when the pump will start
  • 5. Before the pump is active we inspect the discharge location
  • 6. Once pump has kicked in the discharge area is revisited
  • 7. Water is shut off
  • 8. We then Vac the solid side of the tank
  • 9. While he is cleaning the solid side of the tank all lids and piping are inspected
  • 10. Determine if the house baffle can be seen and is it operational
  • 11. Check the condition of the partition wall and baffle is in place and operating
  • 12. Liquid side of tank is then emptied
  • 13. Pump and piping are inspected pump is pulled if a coupling is in place and pump is inspected
  • 14. Pump is checked for age and condition as are all MCS and ACS
  • 15. If system has an alarm it is tested and alarms at the house
  • 16. Once tank is empty all concrete is visually inspected

*A report is delivered a couple of days after the site inspection, the home inspection is then updated with the “Home Inspection Report”

Water

  • If the home has a well present a water potability test is performed as per AHS standards. Any health hazards present are also reported to a public health officer as required. All other in house components are inspected and tested as per our plumbing standards.
  • If the water is provided by a cistern a cleaning is recommended if service history is not available at time of inspection.(No testing applies for municipal water supplies)
  • Advanced water chemistries can be performed; this can add up to a week for results and adds $425.00 to the service price.
